Florida has been America's retirement capital for decades, and for good reason. Warm weather, beaches, no state income tax, and an active lifestyle continue to attract retirees from across the country. Florida remains one of the best places to retire for many people.

However, at Amo Realty, with offices serving buyers and sellers in Florida and 13 other states coast to coast, we've noticed an interesting trend over the past several years. While Florida continues to attract new residents, we're also seeing a growing number of retirees relocating from Florida to Central Georgia, particularly around the Macon area.

They're not necessarily looking to leave the sunshine.

They're looking for what I like to call "cheaper sunshine."

Florida Is Still Popular, But Affordability Has Changed

There's no question Florida remains an incredible place to live. The state continues to experience strong population growth, beautiful weather, and desirable coastal communities.

The challenge for some retirees is that the overall cost of homeownership has increased substantially.

In many parts of Florida, home prices climbed dramatically during the pandemic housing boom. At the same time, homeowners insurance premiums increased, property taxes rose alongside home values, and everyday living expenses became more expensive.

For retirees living on fixed incomes, those higher costs can begin to outweigh some of Florida's advantages.

One area we've seen attracting more Florida buyers is Central Georgia, especially communities surrounding Macon.
