Five to ten years ago, Rhode Island homes were often a backup option for Massachusetts buyers who couldn’t find the right fit locally. Now, we’re seeing constant requests for "South Shore, Southern MA and Rhode Island". Many of our clients are drawn by the combination of relative affordability, lifestyle perks, and improved commuting options.
Affordability Still Matters — But the Gap Is Shrinking
For years, Rhode Island offered a clear price advantage over Greater Boston. Median home prices in Providence County and Kent County were significantly lower than in many Massachusetts suburbs. While prices in Rhode Island have risen sharply in recent years, they still tend to stretch a buyer’s dollar further than comparable Massachusetts communities, especially for larger single-family homes or properties with more land.
Commuter Rail Ease
A key factor fueling this shift is the MBTA commuter rail service connecting Providence, Warwick, and other parts of Rhode Island to Boston. For professionals who work in the city but don’t want to pay Boston or close-in suburb prices, living near a Rhode Island station offers a viable balance between cost and commute time. The Providence-to-Boston trip can take under an hour, making it competitive with some of Massachusetts’ own suburban routes. Sometimes Boston to Boston is 1 hour. This especially holds true for commuters making their way from Boston to the South Shore during rush hour. The ease of the commuter rail only makes sense.
Lifestyle Perks That Attract Massachusetts Buyers
Beyond affordability, Rhode Island offers a slower pace of life, nice beach towns, and a variety of cultural and culinary scenes. I'm always amazed at the food scene when I'm in Providence and other communities. I think having so many cooks right out of Johnson & Wales definitely adds to the quality of the culinary scene.
A Shift We Expect to Continue
Unless Massachusetts sees a major correction in housing prices, we anticipate the flow of buyers into Rhode Island will continue. Even as price differences narrow, the combination of lifestyle, commute options, and relative value makes the Ocean State an increasingly attractive alternative for Bay State residents. Buyers who once felt priced out of Massachusetts’ coastal towns are finding alternatives in places like Bristol, Warren, and Narragansett. For young families, the appeal often includes strong local communities, more space, and proximity to beaches.
