The project is being developed through a partnership involving Tampa developer Darryl Shaw and KETTLER, with the goal of transforming underutilized industrial land into a vibrant mixed-use neighborhood.

The development takes its name from a former manufactured gas plant that once occupied part of the site. Today, the vision is dramatically different. Developers plan to create a walkable district featuring apartments, offices, retail storefronts, restaurants, entertainment venues, public plazas, and extensive pedestrian connections.

Where Is Gasworx Located?

Gasworx sits immediately west of Ybor City and east of Downtown Tampa. The location places residents and visitors within minutes of:

• Amalie Arena

• Tampa Riverwalk

• The Channel District

One of the primary goals of the project is to eliminate the physical barriers that have historically separated these districts and create a seamless connection between them.

Why Gasworx Matters

For decades, much of the land between Downtown Tampa and Ybor City consisted of industrial properties, warehouses, parking lots, and underutilized parcels.

Gasworx represents an effort to transform this gap into an active urban neighborhood. New streets, sidewalks, trails, parks, and public gathering areas are expected to make the district feel like a natural extension of both Ybor City and Downtown Tampa.

Residential Development

Housing will be one of the largest components of Gasworx.

Current plans call for approximately 5,000 residential units across multiple phases. These residences will include apartments, mixed-income housing opportunities, and modern urban living options designed to attract professionals, families, and long-term residents seeking proximity to Tampa's urban core.

Several residential buildings are already completed or under construction, marking the first visible phase of the neighborhood's transformation.

Office Space and Employment Growth

Gasworx is expected to add roughly 500,000 square feet of office space, creating a significant employment center between Downtown Tampa and Ybor City.

One of the project's major milestones occurred when a six-story office building reached its highest point during construction. The building will serve as the future headquarters for Grow Financial and includes ground-floor retail space designed to activate the surrounding streets.

The addition of modern office space is expected to attract employers seeking a walkable urban environment while contributing to continued economic growth throughout the Tampa region.

Retail, Dining, and Entertainment

Retail and entertainment are central components of the Gasworx vision.

The project is expected to deliver approximately 150,000 square feet of retail space that will accommodate restaurants, cafes, local shops, services, and entertainment venues. Developers have emphasized creating an active street-level experience that reflects the character and history of Ybor City while introducing new attractions to the area.

Plans also include a marketplace concept that will serve as a gathering place for residents, workers, and visitors.

Transportation and Connectivity

A defining feature of Gasworx is its emphasis on transportation and connectivity.

The development includes plans for a new TECO Streetcar stop that will connect Ybor City with the Channel District, Water Street Tampa, and Downtown Tampa. In addition to transit improvements, Gasworx will feature pedestrian pathways, bike connections, public spaces, and improved street networks designed to encourage walking throughout the district.

Rather than functioning as a standalone development, Gasworx is intended to serve as a bridge between several of Tampa's most important neighborhoods.

Gasworx vs. Water Street Tampa

While Water Street Tampa transformed the waterfront portion of Downtown Tampa, Gasworx focuses on connecting Downtown to Ybor City.

Both projects emphasize walkability, mixed-use development, residential growth, and urban density. However, Gasworx places a greater emphasis on restoring connections to historic Ybor City and redeveloping former industrial land into a cohesive urban neighborhood.

Together, the two developments are helping reshape Tampa into one of the fastest-evolving urban centers in the southeastern United States.

Construction Timeline

Construction activity is already underway across multiple phases of the development.

Several residential buildings have been completed or are nearing completion, while office, retail, and mixed-use structures continue to rise throughout the district. Major portions of the current phase are expected to be completed between late 2026 and early 2027.

Because Gasworx is a multi-phase project, development activity is expected to continue for years as additional residential, commercial, and public infrastructure components are delivered.
