Arena Square Project in Windham, New Hampshire: Overview

Arena Square is a proposed mixed-use development planned for a 31-acre site at 102 Indian Rock Road and 82 Range Road in Windham, New Hampshire. The project is being developed by Arena Square LLC and is located just off Exit 3 of Interstate 93, offering convenient access for both residents and visitors.

Development Scope

The proposal includes a combination of residential and commercial space designed to serve the growing needs of the Windham community. The full buildout would feature:

  • Up to 350 residential units, including apartments and condominiums

  • 12 planned retail buildings to accommodate approximately 25 to 30 commercial tenants

  • A total of approximately 182,000 square feet of new building space across the site

The residential portion is expected to include a mix of market-rate and workforce housing units, with about 10 percent set aside for municipal employees such as teachers, police officers, and firefighters.

Site Layout and Design

Arena Square is divided into two construction phases. Phase one includes about 48,000 square feet of space, and phase two adds another 134,000 square feet. The overall design includes generous green space, parking areas, and access roads. Stormwater management will be addressed through the use of porous pavement and other environmentally friendly engineering features.

The entire site is expected to have a building coverage of roughly 14 percent, allowing for a balanced mix of developed land and open areas.

The development site is situated just west of Interstate 93, making it easily accessible for commuters and shoppers. Its location is ideal for a walkable, village-style environment where residents can live, shop, and dine within the same neighborhood. Nearby existing businesses and roadways will help integrate Arena Square into Windham’s existing community layout.

Retail space is planned to be flexible, accommodating a range of potential tenants including restaurants, cafes, small shops, and service businesses. One of the proposed anchor tenants may be a regional grocery store, which would help attract daily traffic to the plaza and serve both local residents and commuters.

Arena Square represents a thoughtfully planned, large-scale mixed-use development in southern New Hampshire. With hundreds of new housing units and multiple commercial spaces, the project aims to create a new hub for residential and retail activity in Windham.
