Construction Begins on New Mixed-Use Development at 5566 Pico Boulevard

A new seven-story mixed-use building is rising at 5566 Pico Boulevard in Los Angeles' Mid-City neighborhood, signaling another infill project that blends housing and retail in a transit-friendly corridor. The development replaces a commercial structure and four residential units on a corner lot, activating the intersection with a modern residential presence.

APPA Real Estate, based in West Hollywood, is leading the project, with architectural designs by Khal Khaireddin Architects. The building will include 40 residential units atop 1,350 square feet of ground-floor commercial space. A podium-level garage will provide parking for 25 vehicles.

Residences will be a mix of studio and one-bedroom apartments. Through Los Angeles' Transit Oriented Communities (TOC) program, the project qualified for additional height and density, with four units set aside for extremely low-income households.

Architecturally, the structure is defined by a curved corner facade with floor-to-ceiling windows and sculpted balconies that wrap around the intersection. The eastern elevation features recessed balconies and vertical greenery, emphasizing both livability and design character.

Although a completion date has not been confirmed, construction is actively progressing and will add much-needed housing to the Pico corridor.
