Construction officially began this week on Bayfront Promenade, the first phase of Bayfront, a transformative 100-acre mixed-use development rising on Jersey City’s west side. Spearheaded by a partnership between Pennrose LLC and PATHS Development LLC, and designed by Dattner Architects, this milestone marks the launch of what is expected to become one of the largest residential communities in the region.
Located west of Route 440 along the Hackensack River, and adjacent to the Hudson Mall and Droyers Point, Bayfront Promenade will feature a six-story apartment building with 210 rental units. The design includes ground-floor retail, a 10,000 square foot community facility, and an on-site daycare managed by Greater Bergen Community Action. A street-level rendering reveals a sophisticated earth-toned brick façade with generous glass frontage on the first two floors.

Importantly, 167 of the apartments will be affordable, with 74 reserved for low-income households earning up to 60 percent of the area median income (AMI) and 93 set aside as workforce housing for those earning up to 120 percent AMI.
When fully built out, the Bayfront master plan calls for

Up to 340,000 square feet of commercial and retail space
A 50,000 square foot charter school
A new fire station
A potential transit extension to enhance connectivity

Bayfront Promenade is projected to be completed by summer 2027. While a full build-out timeline for Bayfront has not been finalized, the groundbreaking marks a major step in reshaping the west side of Jersey City into a dynamic, inclusive, and sustainable waterfront district.
