80 Story Mixed Use Tower Proposed at 1040 South Miami Avenue in Brickell

A new high-rise could soon reshape the Miami skyline. Jay Roberts of Prosper Group has teamed up with Forte Development to propose an 80 story mixed use tower in the heart of Brickell, according to documents filed with Miami-Dade County. The 945 foot tall building would bring 250 condominiums, 48 condo-hotel units, and 100 hotel rooms to one of Miami’s fastest-growing neighborhoods.

The project is planned for 1040 South Miami Avenue, a 0.6 acre site just a block from the Brickell Metromover station. The developers submitted a pre-application under the county’s Rapid Transit Zone, a zoning category that allows greater height and density for projects near public transportation.

From Virgin Hotel to Vertical Community

The site was once slated to become a Virgin Hotel with co-living units, developed by Richard Branson’s Virgin Hotels and Blue Jay Capital. That vision never materialized. Roberts entered into a contract to purchase the property last summer, with the sale expected to close for $40 million next year.

Now, the new development team is moving forward with an even more ambitious plan. Forte Development, led by founder and CEO Marius Fortelni, has joined Roberts to bring the tower to life. The firm specializes in large-scale residential and mixed use projects and has a growing presence in South Florida.

A Tower Designed for Density and Transit

The proposed tower would become one of the tallest in Brickell. Its location near transit, along with the benefits of the Rapid Transit Zone, allow the developers to maximize the site’s potential. With a blend of luxury residences, hotel rooms, and condo-hotel units, the project is designed to appeal to both long-term residents and short-term visitors.

While final designs have not been released, the concept fits within a growing trend in Miami toward walkable, transit-connected living. Brickell’s appeal as a live-work-play destination continues to grow, drawing in professionals, international buyers, and investors seeking access to the city’s urban core.

Part of a Larger Brickell Transformation

The project arrives at a time of major transformation in Brickell. Dozens of new towers are underway or in planning, reflecting strong demand for luxury living and branded hospitality. Developers are also increasingly looking to combine residential, hotel, and office components into single vertical communities.

Brickell’s transit infrastructure, including the Metromover and Metrorail, has made it one of the most connected neighborhoods in South Florida. That has only added to its appeal as companies and residents relocate from other parts of the country.

Next Steps

The Prosper and Forte team still needs to secure approvals, finalize architectural plans, and move through the permitting process. But with a prime location, strong market fundamentals, and access to transit, the project is well positioned to move forward.

If completed, the tower would stand as one of the most significant new additions to the Brickell skyline, further cementing Miami’s rise as a global real estate capital.
