A Review of Lumaire: West Palm Beach's Newest Luxury High-Rise

Lumaire is a newly completed 23-story luxury rental tower located at 201 Clearwater Drive in Downtown West Palm Beach. Overlooking Clear Lake, the tower adds a striking presence to the city’s skyline and represents one of the tallest recent additions to the district. The project was developed by Hyperion Group and designed by Carl Levin Architecture + Design (CLA+D), with architectural work by Alfonso Jurado.

Above this podium, the residential floors are distinguished by staggered balconies that contribute depth and rhythm to the exterior.

These balconies have been carefully designed to provide a balance between openness and privacy. Their positioning and slight offsets create varying shadow patterns along the façade while also serving as passive solar shading. The result is a building that responds both aesthetically and environmentally to its surroundings.

Full-height glass windows are used throughout the tower, allowing daylight to flood into the residences and preserving wide, uninterrupted views. This use of glazing, combined with the balcony design, reinforces a sense of openness and connection to the outdoors.

Residents have access to over 40,000 square feet of amenity space, much of it located on the seventh-floor podium, with additional shared areas on upper levels.

Amenities include a large pool deck, a modern fitness center, coworking lounges, and several outdoor terraces with lake and ocean views. These spaces are designed to support a wide range of lifestyles, from professional to recreational.
