Braman Motors Proposes 60-Story Miami Residential Towers, Car Showrooms, and Facades Inspired by Car Grills

For over four decades, Braman Motors has stood as a staple of Miami’s iconic automotive row along Biscayne Boulevard. Now, the luxury dealership brand is revving up for its boldest venture yet: a transformative, mixed-use development known as the Braman Miami Campus. The development would be a master-planned community that blends urban living, retail, mobility infrastructure, and car culture at an unprecedented scale.

Located on Braman-owned land in the rapidly evolving Edgewater neighborhood, the project is set to redefine the urban landscape. The initiative is part of an update to the Braman Miami Campus SAP (Special Area Plan)—a zoning framework first adopted in 2022 to prepare for long-term growth. The updated SAP includes revised land use guidelines, new zoning allowances, and a comprehensive development agreement that secures construction rights and timelines.

At the core of Braman’s vision is an integrated “auto campus” with luxury residential towers, next-generation showrooms, retail destinations, and a commitment to public space. According to Braman representatives, the campus will offer a “cohesive streetscape and vibrant public open spaces, including a woonerf-style shared street,” while elevating urban mobility and honoring the role automobiles continue to play in metropolitan transportation systems.

Designed by Arquitectonica, Developed in Four Ambitious Phases

The multi-year development will unfold in four phases, led by Miami’s renowned architecture firm Arquitectonica. Each phase builds on the last, evolving the district into a highly walkable, urbanized environment with iconic architecture and contemporary amenities.

Phase 1: Car Culture Reimagined

The first phase is all about the foundation—literally and figuratively. It introduces an 11-story (185-foot-tall) parking and showroom complex along NE 20th Street. This massive structure will hold:

  • 2208 parking spaces for vehicle storage, staff, and customers

  • Service bays

  • A body and paint shop

  • A multi-level luxury showroom

  • Ground-floor retail options

To maintain aesthetic appeal, Arquitectonica plans to disguise the structure’s height and volume using a unique facade inspired by automotive grills, embracing the brand’s identity while softening the building’s visual impact.

Also included in Phase 1 is a pedestrian-focused revamp of NE 20th Terrace, transforming the roadway into a leafy, art-filled promenade lined with bollards, pavers, and public seating. Renderings suggest this space will be able to host car shows, festivals, and community events.

Phase 2: A Towering Mixed-Use Beacon

The second phase elevates the concept—literally—with a 60-story residential tower climbing to 649 feet. The mixed-use high-rise will include:

  • 624 residential units (studios to three-bedroom units)

  • 1,111 podium parking spaces

  • 27,520 square feet of retail

  • 57,176 square feet of office space

  • Rooftop amenities including a potential restaurant on the 13th floor

This tower blends high-rise living with commercial and professional uses, designed to attract urban professionals and families alike.

Phase 3: A Twin Tower with a Twist

While the third phase will introduce another 60-story residential tower, it differs from its twin:

  • 550 residential units, with more focus on two- and three-bedroom configurations

  • 50,669 square feet of showroom space (instead of retail/office)

  • No on-site parking; residents and visitors will use off-site garages

  • A ground floor amenity deck on the 3rd level featuring a pool, lounge areas, and open-air terraces

To ensure interconnectivity, a two-level pedestrian bridge will connect floors 12 and 13 of the two towers—fostering a sense of community and ease of access between residential, retail, and amenity zones.

Phase 4: Reinventing the Gas Station

The final stage of the development will reimagine an existing Shell gas station originally built in 2009. The new design features:

  • Stylish hubcap-shaped over the fuel pumps

  • An 838-square foot retail building for snacks and essentials

  • A layout that complements the surrounding architecture and urban pedestrian flow

While no firm date has been announced for Phase 4, recent demolition activity at 120 NE 20th Street has signaled that Phase 1 construction may begin soon.

The Braman Miami Campus reflects a broader shift in how cities balance mobility, residential density, and public space. For Braman Motors, it’s a natural evolution from their dealership roots into a full-scale urban stakeholder.

“This campus is about more than just cars,” a spokesperson noted. “It’s about lifestyle, livability, and long-term investment in Miami’s future.”

As Edgewater continues to attract developers and residents alike, the Braman Miami Campus may soon become one of the city’s defining projects, blending auto innovation with architectural ambition in the heart of the city.
